Frequently Asked Questions

Are these apartments safe and secure?
Yes. All of our apartments are well-maintained, regularly inspected, located in safe neighborhoods, and have secure locks on exterior doors and windows. Our clients have never had a problem with security and safety, including their vehicles. Always use common sense – lock doors, windows, and unattended vehicles.

Can I bring my pets?
Some units are pet friendly. Please let us know in advance if you wish to bring a pet. A prepaid damage deposit is required for pets.

Is laundry available?
Several units include washers and dryers. All properties contain convenient, easily accessible laundry areas in the basement.

Is parking available?
All buildings have some kind of off-street parking. Some buildings also have access to on-street parking directly in front.

Is smoking allowed?
No. All of our units are non-smoking.

Are the units air conditioned?
Select apartments have window-mounted AC units. Maine summers are typically cool.

How do I reserve an apartment?
Reservations require a completed rental application, rental agreement, and security deposit.

What payment methods are available?
We accept checks, money orders and wire transfers. We do not accept credit cards in an effort to keep our rental prices as low as possible.

Are there any hidden costs?
No. Prices listed in our ads are final. There are no extra rental commissions, taxes, utilities, etc. Leases may specify a cap on electricity usage to prevent excessive air conditioning (rarely needed in Maine).

What is the minimum lease requirement?
The minimum stay is typically three months. We may allow for shorter stays for a slight premium.

What is your cancellation policy?
If a rental agreement is canceled less than 30 days before the check-in date, clients are charged 25% of theinitial security deposit. If canceled between 30 and 90 days before check-in date, the penalty is 10%. Cancellation beyond 90 days before check-in are fully refunded.

What is check-in/check-out time?
Check-in time is generally 4 pm. Check-out time is 12 pm. If you wish to check in before 4 pm, let us know in advance and we will try to meet your needs.

How do I check out and get my security deposit back?
Often you can leave the keys in the apartment and provide us with a forwarding address. The apartment should generally be left in the condition in which you found it. We have more specific details in oursecurity deposit agreement. While the agreement specifies 30 daysto return security deposits (absent any damages) we generally return security deposits within 7 days.

Can I extend my stay?
Yes, subject to apartment availability. If your apartment is unavailable for an extended stay we may be able find you an alternate location. Thirty days notice is generally required to vacate or extend.

What is included with the apartment rental?
All utilities except telephone service are included in the rental fee: heat, water, electricity, high speed cable, wireless internet, and basic cable TV. Dishware, flatware, linens and towels is also included. Fully furnished apartments are equipped with coffeemakers, microwave ovens, irons, and flat screen TVs. Additional cable stations and high definition cable TV can be purchased through Time Warner of Maine. Please ask us ifyou need something we don’t normally supply.

Do you provide housekeeping or cleaning services?
We do not provide housekeeping or cleaning service for renters. We can put you in touch with our regular cleaning service if you wish to make your own cleaning arrangements.
